Typical construction steps for a single-family or small multi-family house are:<\/p>\n<ul>\n<li>Obtain an engineered soil test of lot where construction is planned<\/li>\n<li>Develop floor plans and obtain a materials list for estimations (more recently performed with estimating software)<\/li>\n<li>Obtain structural engineered plans for foundation (soil test report obtained earlier will be used by engineer to design foundation), floor plan, floor (if two story).<\/li>\n<li>Obtain lot survey<\/li>\n<li>Obtain government building approval if necessary<\/li>\n<li>If required obtain approval from HOA (homeowners association) or ARC (architectural review committee)<\/li>\n<li>Clear the building site (demolition of existing home if necessary)<\/li>\n<li>Survey to stake out for the foundation<\/li>\n<li>Excavate the foundation and dig footers (Scope of work is dependent of foundation designed by engineer)<\/li>\n<li>Install plumbing grounds<\/li>\n<li>Pour a foundation and footers with concrete<\/li>\n<li>Build the main load-bearing structure out of thick pieces of wood and possibly metal I-beams for large spans with few supports. <i>See framing (construction)<\/i><\/li>\n<li>Add floor and ceiling joists and install subfloor panels<\/li>\n<li>Cover outer walls and roof in OSB or plywood and a water-resistive barrier.<\/li>\n<li>Install roof shingles or other covering for flat roof<\/li>\n<li>Cover the walls with siding, typically vinyl, wood, or brick veneer but possibly stone or other materials<\/li>\n<li>Install windows<\/li>\n<li>Frame interior walls with wooden 2x4s<\/li>\n<li>Add internal plumbing, HVAC, electrical, and natural gas utilities<\/li>\n<li>Building inspector visits if necessary to approve utilities and framing<\/li>\n<li>Install insulation and interior drywall panels (cementboard for wet areas) and to complete walls and ceilings<\/li>\n<li>Install bathroom fixtures<\/li>\n<li>Spackle, prime, and paint interior walls and ceilings<\/li>\n<li>Additional tiling on top of cementboard for wet areas, such as the bathroom and kitchen backsplash<\/li>\n<li>Install final floor covering, such as floor tile, carpet, or wood flooring<\/li>\n<li>Install major appliances<\/li>\n<li>Unless the original owners are building the house, at this point it is typically sold or rented<\/li>\n<li><\/li>\n<\/ul>\n<p>[\/vc_column_text][stm_post_bottom][stm_post_about_author][stm_post_comments][\/vc_column][vc_column width=&#8221;1\/4&#8243; offset=&#8221;vc_hidden-sm vc_hidden-xs&#8221;][stm_sidebar sidebar=&#8221;527&#8243;][\/vc_column][\/vc_row]<\/p>","protected":false},"excerpt":{"rendered":"<p>The most popular method of residential construction in North America is wood-framed construction.
